LEASING CRITERIA

APPLICATION DOES NOT CREATE A LEASE. Submitting an application does not constitute a lease agreement. A formal lease is established only after all parties sign the Lease Agreement and all required fees, deposits, and advance rent are paid.

 

AUTHORIZATION TO DO CREDIT AND BACKGROUND CHECK. By applying, you authorize Nest Managers and our agents to conduct comprehensive background and credit checks, which may include obtaining credit reports before, during, and after the lease term for purposes such as rent collection. Please note that requesting such reports may impact your credit score.

 

USE OF INFORMATION. Information obtained through your application is confidential and will not be sold or distributed. It will be used solely to determine leasing eligibility and for purposes related to any future lease agreements, including enforcement.

 

COMMITMENT TO EQUAL and FAIR HOUSING. REASON FOR DENIAL. If your application is denied, you will receive a letter stating the reason within ten (10) days. For a copy of your screening report, please contact Rentvine, as Nest Managers does not determine approval status.

 

FALSIFICATION OF APPLICATION. Any falsification in the application will result in automatic denial. In such cases, the owner reserves the right to retain all deposits and fees paid as liquidated damages.

 

Occupancy Guidelines – Our occupancy standards allow two persons per bedroom, plus one additional person per home. For example, a one-bedroom home permits up to three occupants, a two-bedroom up to five, and so on. Residents exceeding these standards during the lease term must either transfer to a larger available home or vacate at the end of the current lease term.

 

Age Requirement – All applicants must be 18 years or older, unless legally considered an adult under applicable law. Each individual over 18 must submit a separate application.

Credit Evaluation – We conduct credit checks on all applicants to verify creditworthiness. Factors such as collections, charge-offs, repossessions, recent delinquencies, and open bankruptcies may adversely affect eligibility.

 

Income Verification – Combined gross income for all applicants must be at least three times the monthly rent. Applicants are required to provide consecutive and most recent pay stubs for the last eight weeks. Additional verifiable income sources, such as child support, pensions, GI benefits, disability, trust funds, and social security, may also be considered.  

 

Employment – If applicant is to begin work shortly, the applicant must provide a “letter of intent” to hire from the employer.  This will be verified.

 

Self-Employment, Retired or Unemployed – Self-employed, retired, or unemployed applicants must provide the past two years' income tax returns and the previous two months' bank statements.

Criminal Background – A criminal background check is conducted and considered on all applicants.

 

Rental History – Rental history will be verified for all applicants. Evictions or unpaid rental balances within the past three years will result in application denial. References from previous landlords should demonstrate timely payments, property care, and adherence to lease agreements.  Evictions within the past 7 years will result in automatic denial. 

 

Guarantors – Guarantors will be accepted for applicants who do not meet the required rent-to- income ratio or denied on credit. Only one guarantor per house is permissible. For guarantor supported applications, an additional application deposit will be required. The deposit level will be based on the credit analysis. The guarantor will be required to complete an application and pay a full application fee. Guarantors must have a gross monthly income of 4 times the monthly market rent and meet all other qualifying criteria identified in this screening policy. The guarantor will be required to sign the lease as a Leaseholder. Guarantors may be relatives or an employer; friends may not serve as a Guarantor. Guarantor much live in the same county as the property is located.

 

Pet Policies  - Pet policies vary by property. Tenants must disclose all pets during the application process. Breed restrictions and pet weight limits may apply. A non-refundable pet fee and monthly pet rent may also be required. Refer to property-specific details for more information.

No more than two animals are allowed per home. Animals must be no less than six (6) months of age. Pet fees and pet rent will be charged. Additional Renter’s Insurance may be required which includes the pet. Please be sure to familiarize yourself with our restricted breeds policy before applying.  

  • Any prohibited breeds dogs;

  • Any exotic, wild, farm, or saddle animal;

  • Any animal deemed dangerous, vicious, or potentially dangerous, under state statute;

  • Any animal with prior history of biting or attacking persons, property, or other animals;

  • Any animal that has been trained to guard or attack; This Exclusion applies whether the “bodily injury” or “property damage” occurs on the “residence premises” or elsewhere. Exotic, wild, farm, or saddle animals, include, but are not limited to: hoofed animals, livestock, reptiles, primates, and fowl.

    • Prohibited breeds of dogs include: Akitas Inu, Alaskan Malamute, American Bull Dog, American Staffordshire Terrier, American Pit Bull Terrier, Beauceron, Boerboel, Bull Mastiff / American Bandogge / Bully Kutta (any other Mastiff breed), Cane Corso, Caucasian Ovcharka (Mountain Dogs), Chow Chow, Doberman Pinscher (miniature Dobermans acceptable), Dogo Argentino, English Bull Terrier, Fila Brasileiro (aka Brazilian Mastiff), any Shepherd breed, Giant Schnauzer, Great Dane, Gull Dong (aka Pakistani Bull Dog), Gull Terrier, Husky or Siberian Husky, Japanese Tosa / Tosa Inu / Tosa Ken, Korean Jindo, Perro de Presa Canario, “Pit Bull”, Rhodesian Ridgeback, Rottweiler, Staffordshire Bull Terrier, Thai Ridgeback Wolf or Wolf hybrid, and any mixed breed dog containing any of the aforementioned breeds.

 

​Lease TermsLeases are typically offered in 12-month increments unless otherwise specified. Shorter lease terms may be available on select properties and will be advertised on the listing.  Discuss specific lease terms during the application process.

 

Vehicles - Vehicles must be operational and have current registration and inspection. Boats or trailers are not allowed at any time unless approved in writing by landlord.

 

Renter’s Insurance Requirement - Renter’s Insurance is required with a minimum of $100,000 of Personal Liability Insurance coverage with Landlord identified as a “Party of Interest” or “Interested Party” (or similar language as may be available) on the renter’s liability insurance policy. Residents are required, to obtain and maintain renter’s insurance policy covering loss or damage of personal property. Additional Renter’s Insurance is required with any tenant with an animal.

Denial Criteria - Applications may be denied for providing false or incomplete information, failing to meet income, credit, or rental history requirements, or exceeding occupancy standards. Any falsification of application details will result in denial.

Military Clause - As Fayetteville is home to Fort Liberty, military personnel are eligible for early termination of leases under the Servicemembers Civil Relief Act (SCRA). Proof of official orders is required to qualify."
